There are advantages to being a renter in Cleveland…

As a renter in and around Cleveland, OH,  you’ve got it pretty good.  No property taxes, no lawn cutting, and even during the heavy winter weather, no snow removal … Just simple living!

So why would you need renters insurance in OH?

It's all in how much risk or responsibility you want to take on yourself.

Renters insurance helps you by replacing or protecting your space and/or your legal responsibilities for an insignificant monthly or annual fee.

We often hear clients say they don't have a whole lot of stuff in their apartments or what they have isn't worth a whole lot.  But when faced with a situation where part or all of their apartment contents are damaged or destroyed, having available insurance money sure helps sweeten the situation.

In addition to helping restore property inside your apartment, renters insurance near Cleveland OH provides liability to protect you for things you can be held legally responsible for, like if your pet bites someone, you accidently knock a candle over and cause a fire, or leave water running, the sink overflows and causes water damage.

Plus many landlords and property managers are requiring proof of renters insurance before you move in.  Many landlords require a minimum limit of $300,000 per occurrence for liability limits or even higher to match the limits they carry on their landlord building insurance policy.  This means more insurance protection for you!

Many people believe if their apartment is damaged, their apartment complex or landlord is responsible for their stuff.  This is not true, and leads to putting tenants in a tough spot.

In addition to covering everything inside your apartment and liability, renters insurance in Ohio can be bundled with car insurance, potentially resulting in saving you time and money! Win- win!

What Is Covered?

Renters Insurance, also known as Tenant Insurance, provides insurance protection:  everything you own inside your apartment unit and what you can be legally liable or responsible for.

Liability provides protection for your responsibilities, particularly if your at-fault actions cause damage to the building or other renter's apartments. It could even offer protection if your pet bit someone.

What else is covered?

Items such as computers, jewelry, furs, firearms, and watercraft can also be covered with extended protection.

Your renters insurance policy will generally include:

  • Personal property protection
  • Family liability protection
  • Guest medical protection
  • Additional living expenses
  • Additional protection
  • Temporary housing
  • Liability protection for people on your property
  • Lawsuits where you are held responsible for: Injury to another person; Damage to another person's property (whether the incident occurred within your rented residence or elsewhere)

*If you own a pet, keep in mind, some insurance companies do not provide liability for certain dog breeds.  If you have one of the breeds, it is best to be honest with your insurance agent, as it can help them find the right insurance company for you. Even some of the tougher to find dog breeds, we have options!

Also, consider adding Pet Insurance to help alleviate veterinarian care for your dog, cat, or exotic.

How Do You Determine Your Content Value?

One of the most challenging questions asked when obtaining renters insurance is:    "What is the value of the contents of your apartment?"

*Tip* Consider a plan which includes "Replacement Cost" versus Actual Cash Value.  With replacement cost, if you do have older pieces that are damaged, it makes it easier to replace them with a newer version.

One suggestion to help calculate what you should insure your contents of your apartment for is to take each room and look at the basic items.

Consider an estimated price or Google the following items for current prices:

  • a new sofa,
  • coffee table,
  • end tables,
  • lamps,
  • wall pictures,
  • recliner,
  • kitchen table and chairs,
  • new dishes,
  • new flatware,
  • new pots and pans,
  • new bedroom suite,
  • new TV,
  • new computer, and potentially
  • new appliances
  • 5 days worth of shirts, trousers, socks, shoes, under clothing, etc.

We encourage all renters to spend just five minutes with a calculator to add up the cost of replacing everything they own.

You would be surprised at how quickly the value of your "stuff" would add up!
